Now, get apartments in Aliens Space Station [10th Aug 2011, Financial Chronicle]

 
Space Station uses biometric safety, automation, wi-fi, touchpad electrical switches and facilities that set lights, room temperature and music to individual preferences automatically.

Aliens Space Station, a project of real estate developers Aliens Group founded in 2003 by siblings Hari Challa and Venkat Challa, has been recognised as one of the three projects in the ‘Best Re­sidential Development- Future’ category in Cityscape Asia 2009 held in Singapore, an international real estate investment-development event.

Aliens Space Station is a landmark in the making. The project is nearing completion and the property will be handed over to customers around No­vember this year.

The S-shaped project is also among the ecofriendly buildings list in India. Aliens Space Station has received platinum pre-certification from Indian Green Building Council, the industry body promoting green buildings.

In all, the project has 2,182 residential units of different types. The company claims that it already has 1,400 bookings and is hopeful of selling the remaining in a year as it is selling about 40 units a month. The company, to ensure that the high interest rates do not dampen or delay the buying trend, has offered refund of interest on home loans to customers.

According to Naveen M, one of the directors of Aliens, the effort is to redefine urban living, and provide an ambience of a five-star hotel with lots of home automation.

The project uses glass liberally with the entrance lobby having three hi-speed glass elevators. The other facilities include amphitheatre, shooting range and cricket practice nets, jogging and bicycle tracks, clubhouse, swimming pool (on the terrace as well), landscape and spa, among others.

It will also have a shopping mall and office space. The Rs 1,000-crore project is coming up on 20 acres of land with 80 per cent open area, he said, adding that the project will have 83 towers, each with 30 floors and only six apartments on each floor.

The size of 2BHK apartment varies from 1,122 sq ft to 1,402 sq ft and a 3BHK apartment ranges from 1,344 sq ft to 2,208 sq ft. Duplex apartments range from 3,569 sq ft to 4,979 sq ft while the penthouse units are sized between 4,945 sq ft and 7,617 sq ft.

The company is quoting Rs 3,100 per sq ft and each unit costs between Rs 35 lakh and Rs 75 lakh depending on the size and floor as the price increases by about 50 per sq ft with the increase in height.

“High-rise buildings are preferred by people coming from Mumbai and other places as they are used to such buildings,”he said about the project coming up in Tellapur, which is closer to the IT hub in Gachibowli.

The units have power backup, centralised LPG, and customised interiors, false ceilings, designer li­ghts, modular kitchens, wooden flooring, texture paint, dishwashers and other such facilities.
